Everything, explained.

The main living room
  1. Connect to the house WiFi first.
  2. Open the music app on your phone — you'll see “135 Sonos”. Connect to that.
  3. Volume controls are in the kitchen, the main living room (via remote), and for the backyard — behind the curtain to the right of the French door leading to the deck.
  • The TV is set up so you can enjoy the shows you normally watch — just stream through the apps and sign into your own accounts.
  • YouTube TV is already signed in on our account, so you can enjoy local and national news, sports, and more.
  • The 50′ × 20′ pool is heated — swim comfortably your whole stay.
  • Pool lights: the switch is in the garage, to the right of the exit door. Please turn them off each night after use. The landscape and decorative lights in the backyard turn on and off automatically.
  • The hot tub is checked for balanced water quality (chlorine, pH, alkalinity) after each guest checkout, and the water is completely changed on a regular basis or as needed.
  • The steam room is yours to enjoy as well.
  • The house has a 2-zone AC system.
  • Downstairs: the thermostat is in the Family Room.
  • Upstairs: the main control is in the Master Bedroom, with a secondary thermostat in the hallway that controls airflow to the other three bedrooms. Set both to the same temperature for maximum efficiency.
  • Please make sure all windows and doors are closed while the AC is running.
  • Pool room with darts.
  • Board games are in the closet at the bottom of the stairs.
  • Backyard volleyball and soccer nets.
  • Basketball, horseshoes, a gas grill, and a big private lawn.
  • Two-car garage plus plenty of on-street parking on our quiet dead-end street.
  • There's an extra fridge in the garage — perfect for drinks and beach-day overflow.
  • The basement is optional for use but is not part of the rental listing.
  • The smaller guest house (sleeps 6) is around the block and is a separate rental. If your party hasn't booked it and other guests have, those guests can't access the main house amenities — the pool, hot tub, and grounds are all yours.

Space to gather. Made for summer.
